The house has 3 full bathrooms, house signs on how to share posted on the walls.
The Garage is insulated and air conditioned. It is the hang out/music/film-theatre room.
Inside the house is quiet with a work room with 7 desks and computer chairs with Views of Beautiful, relaxed and quiet Burbank. Located on a corner R-3 zone. We are next to an apartment and businesses to the east.
Couches on front porch, Galley room inside and in back yard and garage. Seating and tables throughout the property. The backyard has lemon tree and many more greens with a grounding sand pit for bare feet.
Bike parking inside the back yard. Keyless entry on all doors. Smoking only outside.
Everyone has a private lockable wardrobe, 2x3x6 feet. Charging ports next to each bed side.
4 people per fridge. Assigned fridges and dry food cubbies. Water proof mattress encasements on each twin mattress. Resident managers in charge of trash and roommates and tours. The maid comes on Mondays. 1.50 commercial serviced laundry is outside under a roof. At 700 per month, you just can't beat it.
House rules and guidelines are emailed to everyone and posted on the walls. Security cameras only in common rooms. Everyone is screened for criminal history, work/savings status and good references. No credit check. Thank you and we look forward to housing you.

The neighborhood culture here is quiet past 9 pm. Very walkable. Bus stops 500 feet from the house. Leading to the Subways.
Walking distance to one grocery store. And very close to Ralphs and smart n final. 5 minute car trip. Groceries can be delivered via Ralphs. Ikea is near by. Central Casting is near by. Downtown Burbank is near by. Hollywood is near by. Pasadena and Glendale are neighbors.

Bring your own twin bed sheets.
Provide a sealable laundry bag to keep your belongings pest-free.
Ensure all luggage is pest-free upon arrival.
Coordinate your arrival date with the Resident Manager.
Label your name on your bed, wardrobe, fridge, and dry food cubby.
Arrival times are between 10 am to 10 pm.
No furniture or TVs allowed upon moving in; inquire about folding desks and chairs if needed as the house is fully furnished.
Practice good hygiene, including using foot lotions and powders for feet/shoes and showering daily.
Wash drying and bath towels every 1 to 2 weeks and bed sheets every 2 to 3 weeks.
Pets are not allowed.

When/how will you refund my security deposit?By law we have 21 business days to return your deposit, but the benfits of shared dorm room leasing is I usually return the deposit in 1 to 2 days because I am only looking if the mattress, wardrobe, pantry and fridge space are cleared.

Can I smoke inside? How about vaping?Smoking is strictly prohibited in any part of the building. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly.
