Listing - Rooms

Quick answer: Use the Rooms page to define every bookable room type. Each room type should explain what residents are booking, how many rooms are available, who can stay there, what it costs, and which room-specific amenities are included.

What the Rooms page controls

The Rooms page turns the property into bookable options. Residents use this information to compare private rooms, shared rooms, prices, occupancy, beds, bathrooms, and room features.

Room setup affects availability, pricing, capacity, search filters, and booking expectations. If Rooms is unclear, residents may book the wrong option or ask support to clarify basic details.

Before you start

Prepare these details for each room type:

  • Room name
  • Private or shared room type
  • Number of rooms with the same setup
  • Maximum occupancy per room
  • Bed type and number of beds
  • Private, ensuite, or shared bathroom setup
  • Monthly price
  • Long-stay discounts, if offered
  • Room-specific amenities
  • Photos for this room type, if available

Add room type and name

Choose whether the room is private or shared, then give the room type a clear name.

Good examples:

  • Private Double Room
  • Single Room with Shared Bathroom
  • Shared Twin Room
  • Studio with Ensuite

Use names that match the photos and booking options. Avoid internal codes that residents will not understand.

Quantity and occupancy

Set how many rooms exist with this same setup and the maximum occupancy per room.

Private rooms usually have one resident unless they are explicitly suitable for two. Shared rooms should match the real number of residents who can sleep there.

If two rooms have different prices, bathrooms, beds, or photos, consider creating separate room types.

Beds and bathroom type

Choose the bed type and whether the bathroom is private, ensuite, or shared. These details affect resident expectations and comparison filters.

Be specific. A resident booking a private room with a shared bathroom should not arrive expecting an ensuite bathroom.

Price and long-stay discounts

Set the base monthly price for the room type. If longer stays should receive a discount, set the relevant 3-month, 6-month, or 12-month discount tiers.

Prices should match what residents can actually book. If seasonal pricing or extra fees apply, review the Prices page too.

Room amenities

Select only amenities available inside or specifically for that room type. General property amenities belong in Details.

Examples of room amenities:

  • Desk
  • Wardrobe
  • Private balcony
  • Ensuite bathroom
  • Air conditioning
  • Room lock

Consistency with Basics

The total room setup should match the bedroom and maximum-resident numbers in Basics.

For example, if Basics says the property has 8 bedrooms and capacity for 10 residents, Rooms should explain where those bedrooms and resident places come from.

Common mistakes to avoid

Avoid these issues before saving:

  • Combining rooms with different prices or bathrooms into one room type
  • Setting occupancy higher than the real sleeping setup
  • Using internal room codes as public room names
  • Adding general property amenities as room amenities
  • Forgetting to update Rooms after changing Basics
  • Creating room capacity that does not match available beds

What to review before saving

Before you move to the next listing step, check that:

  • Every bookable room type is included
  • Room names are clear to residents
  • Quantity, occupancy, beds, and bathrooms are accurate
  • Prices and discounts are correct
  • Room amenities only describe that room type
  • Total room capacity matches Basics

Accurate room setup helps residents compare options and helps Coliving.com avoid booking mismatches.
