Prepare your first listing

Quick answer: Before you create your first listing, gather the address, photos, room setup, prices, house rules, stay settings, and move-in information. Having these ready makes the listing builder much faster and gives Coliving.com enough detail to review the listing.

Who this guide is for

Use this guide if you are creating a new listing from scratch, importing a listing from another platform, or helping a team member prepare listing details before they get access to the builder.

Prepare the property basics

Have the exact property address, postal code, city, neighborhood, and property name ready. The full address is used internally for location accuracy and is only shared with residents after payment is completed.

Also prepare the total floorspace, number of bedrooms, number of bathrooms, and maximum resident capacity. These values should match the room setup you will add later.

Prepare photos and media

Collect clear photos before you start. Aim for at least 10 good photos that show bedrooms, bathrooms, kitchen, living areas, workspaces, building entrances, and any amenities residents can use.

If you have room-specific photos, organize them by room type. If you have a 3D tour, video, or floor plan, keep the links ready as well.

Prepare rooms, beds, and prices

List every room type you want residents to book. For each room type, prepare the room name, whether it is private or shared, how many rooms exist, maximum occupancy, bed type, bathroom type, monthly price, and any long-stay discounts.

If different rooms have different prices, keep those prices separate. Do not average them unless residents will genuinely book them at one shared rate.

Prepare booking rules and stay policies

Decide your minimum stay, advance notice, cancellation policy, contract type, and whether bookings should be instant or request-based.

Write down important house rules such as smoking, pets, guests, parties, quiet hours, cleaning expectations, required documents, and community expectations. Keep the language clear enough that residents can understand it before sending a request.

Prepare descriptions

Draft a short property description and a neighborhood description. Focus on what daily life is like: shared spaces, work areas, transport, groceries, cafes, gyms, coworking, universities, business districts, and the kind of resident who will fit well.

Avoid company names, direct contact details, websites, social handles, door codes, or anything residents should only receive after booking.

Prepare availability and move-in details

If you use calendars, copy the private iCal feed for each room or room type. Availability sync reduces double-booking risk and helps residents see realistic move-in dates.

Also prepare move-in instructions, arrival windows, directions, contact details for check-in, Wi-Fi details, and any house manual information residents need after booking.

Before you request publication

After completing the listing builder, review the Listing Quality Score or publishing checks. Fix missing photos, mismatched room capacity, incomplete prices, missing availability, unclear policies, and incomplete descriptions before requesting review.
