Pricing is set in the listing builder under Prices. You can price all rooms the same or differentiate by room.
All rooms the same price
Quick and clean if your rooms are genuinely interchangeable (same size, same view, same bathroom setup).
- Open the listing → Prices.
- Set the Monthly rent field.
- Save. Every room inherits that price.
Per-room pricing
Recommended if rooms differ on:
- Size — a 14 m² room and a 22 m² room shouldn't be the same price.
- Bathroom — en-suite usually commands 15–25% more than shared.
- View / light — south-facing rooms with a balcony deserve a premium.
- Bed — double bed rooms over single bed rooms.
- Floor — top-floor with no lift may need a small discount.
To set per-room:
- Prices → toggle on Different price per room.
- For each room, set its monthly rent.
- Save.
Pricing strategy: how to land on a number
Start with these three reference points:
- The market — search Coliving.com (and local competitors) for similar properties in your neighbourhood, the same size, same bathroom setup. Look at what bookable listings charge, not what aspirational ones list.
- Your costs — rent + utilities + cleaning + mortgage interest + management time. Your price should cover all of these with margin.
- Your goal — high occupancy at fair price, or high price with periodic vacancy?
For first listings, start near the middle of comparable listings and adjust after the first two months of data.
When to change prices
- Bookings flowing too fast (full immediately after publishing) — you're under-priced; raise 5–10%.
- Bookings too slow (views but no requests after 2–3 weeks) — over-priced or under-photographed. Test a 5–10% reduction.
- Reviews mentioning value — residents think you're worth more; consider a small bump.
- Seasonal shift — use seasonal pricing instead of changing the base price every quarter.
Things to avoid
- Frequent base-price changes — confuses returning residents and breaks reference points. Use seasonal pricing for time-based shifts.
- Round numbers under what you'd accept — €600 if you'd take €580 is fine; €600 if you'd never take less than €650 wastes everyone's time.
- Pricing identically to a much weaker listing — under-pricing kills your margin without winning more bookings.
Frequently asked questions
Q: Can I change the price of an existing booking? A: No. Once a resident accepts and pays, the price is locked for the duration of that booking. Price changes apply to future bookings only.
Q: Does the resident see one total or a per-room price? A: They see the per-room monthly price in search, then the full breakdown (with fees) at checkout.
Q: What if I want a discount only for one specific resident? A: There's no per-resident discount tool — adjust the listing price, accept the request, then put it back if needed. Or message the resident with a custom offer and confirm the price in writing before they request.
