Seasonal pricing and long-stay discounts

Two pricing tools layer on top of your base rent: seasonal pricing (different rates for specific date ranges) and long-stay discounts (a discount for stays above a threshold).

Both live in the Prices section of the listing builder.

Seasonal pricing

Use it when demand reliably shifts — summer in tourist cities, exam season in university towns, festival weeks.

To set up:

  1. Open the listing → Prices.
  2. Add a seasonal discount with a date range and a price or percent for that range.
  3. Save.

You can layer multiple seasons. Avoid overlapping ranges.

Examples

  • Beach city, summer premium — base €800, July–August €1,200.
  • University town, off-season — base €700, June–August €550.

Tips

  • Set seasons at least 6 months ahead — residents booking long stays plan early.
  • Adjust by 10–30%, not 2× or 3× — even peak demand has price ceilings.

Long-stay discounts

A discount applied automatically when the stay crosses a threshold. The platform supports tiers at 7, 90, 180, and 360 days — pick which thresholds you want and the percent off at each.

Stack example

  • 90+ days → 5% off
  • 180+ days → 10% off
  • 360+ days → 15% off

When long-stay discounts pay off

  • Your turnover costs (cleaning, listing-down time, marketing) are high.
  • You'd rather one 6-month resident than two 3-month ones.
  • Your market has steady long-stay demand.

When they don't

  • Demand is high enough that you fill anyway.
  • Your shorter stays are already the most profitable per month.

How seasonal and long-stay interact

The seasonal price applies first; the long-stay discount applies on top. A resident staying 180 days during a summer premium pays the premium price minus the 10% discount.

Q: Can I set a discount for a specific resident? A: Not directly. Adjust the listing price, accept the request, then put it back.

Q: Does a long-stay discount apply if a resident extends past the threshold? A: It applies to instalments after the extension — not retroactively to earlier instalments.

Q: Can I temporarily disable a season? A: Edit it to a 0% premium or delete and recreate later.
