How pricing works on Coliving.com

Coliving.com pricing has three layers: what residents see, what you receive, and the fees in between. Once you understand all three, setting your price is easy.

What residents see

When a resident looks at your listing, the headline price is the monthly rent per room. At checkout, the total breaks down as:

  • Monthly rent × number of months — your base price.
  • Service fee — Coliving.com's percentage.
  • Refundable deposit — paid directly to the host, Coliving does not collect this
  • VAT/GST — added where local law requires.

Residents pay the first month's rent thru the platform.All succeeding months payment directly to the host..

For each payout::

Resident's rent for the period
  − Coliving's service fee and transaction fee
= Your payout

The fees

  • Service Fee. For each confirmed booking, Coliving.com collects a Service Fee of 25% of the first month's rent for stays up to 3 months, and a Service Fee of 10% of the total booking value for stays over 3 months. We don't collect a Service Fee from any Security Deposits. It is important for Hosts to understand that in circumstances where a resident vacates the property prior to the anticipated departure date, the service fee will not be subject to reimbursement. For extended stays, it is strongly recommended that Hosts establish a formal agreement, enabling them to offset any potential losses against the Security Deposit provided by the Resident. Note: The same Service Fee rate also applies to any Extra Fees added by the Host.
  • Transaction Fee. The Transaction fee is calculated based on Rent + Extra fees. This is a fee Stripe charges, and it is based on the Payment Method the Resident is using (Bank or Card). For the second month onward you will collect the rent directly from the Resident.
  • Payout Fee. The Payout Fee is applied to each Payout, not per Confirmed Booking. In most countries, we provide Stripe Connect with a fee from 0.25% to 1.5%.
  • One-Time Fees. One-time fees refer to: Penalty fees, such as fees for cancellations.

Optional pricing levers

You can layer the following on top of base rent:

  • Per-room pricing — different prices per room (size, view, en-suite).
  • Seasonal pricing — higher in peak, lower in low.
  • Long-stay discount — automatic percentage off for stays above a threshold.
  • Utilities surcharge — flat monthly add-on for utilities.
  • Cleaning surcharge — flat or per-stay cleaning fee.

Deposits

A refundable deposit is paid directly to you by the resident and held by you for the duration of the stay. At check-out, you're responsible for:

  • Returning in full — if there's no damage, return the full deposit amount to the resident directly.
  • Deducting for damage — if you need to claim part or all of the deposit for damage, document the issue with evidence (photos, receipts, etc.) before making any deduction. We recommend keeping this documentation on file in case the resident disputes the deduction.

Frequently asked questions

Q: Can I charge a non-refundable deposit? A: No. Deposits on Coliving.com are always refundable. Non-refundable charges must be in the monthly rent or as a setup fee handled by the platform.

Q: Why does the resident's total differ from my listing price × months? A: Because of the service fee, transaction fee, and VAT. Use the price preview in the listing builder to see exactly what residents see.

Q: Can I take payments off-platform to avoid fees? A: No. Off-platform payment voids cancellation protections, dispute support, and payout guarantees — and violates our terms.
