Top Questions

Are pets allowed?

In our new Westbourne Park building, we are delighted to welcome your four-legged (woof) companions, subject to availability. We do have a few guidelines to keep it comfortable for everyone:

One dog per Studio, up to 15kg (sorry, but no cats or other pets).
Dogs must be on a lead or in a carrier when in shared spaces.
No dogs are allowed in The Grounding wellness studio.
We have a ‘paws on the floor’ policy in Canal restaurant.
Dogs must never be left unattended in your studio.
Dog-related damage or mess may result in a cleaning fee of up to £250.
If you’re staying for less than three months, a one-time stay fee of £40 applies.
All pet guests must have up-to-date vaccinations (proof may be requested).
Pet parents must sign our Pet Waiver on arrival.

Is there a designated space for work?

You’ll be spoilt for choice in Westbourne Park with two guest lounges available for you to work or relax in. You can choose to enjoy a panoramic view of London from our 10th-floor lounge, or you can enjoy the calming flow of the Union Canal on the Ground floor.

What types of people will I be sharing the home with?

You'll be sharing with a bunch of like-minded young professionals, typically between 25 and 35, think ambitious, friendly, and probably juggling a coffee in one hand and a laptop in the other. It’s a great mix of people who value their own space but also enjoy a chat over coffee (or wine) in the communal areas.

Will I have privacy?

Absolutely! Your studio is your own personal haven, no unexpected roommates, unless you count your plants. Housekeeping will pop by once a week to change your linen, towels, and top up your complimentary, organic shower amenities.

Can I split the rent with my partner or a friend?

Absolutely! You can split the rent with your partner or a friend if you both share the space. Just keep in mind that we only process payments from one card. We're excited to welcome you both to our community!

Will I get the same room as on the photos?

The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

Can I tour the property first?

You don´t need to tour the property, and here is why:
- Properties on Coliving.com have pictures and a clear description of the community, rooms, and common areas. Most of them also have 3D or video tours.
- Restricting viewings provide equal opportunities for everyone, whether you are a local or live abroad. Plus, it preserves the privacy of our coliving communities.
- If anything is unclear, you can easily reach out to the property by clicking "Contact host" and ask for more details. Make sure your questions are not already covered in the description or the FAQ section.
- Coliving.com makes sure the coliving property is as advertised, by only sending any money to the operator 24h after you have successfully moved in.
- If the property substantially differ from what is advertiser, you report it to us and we will help you find another place.

My booking has been accepted, now what?

Booking

What criteria do you use to evaluate potential renters?

We like lovely people who are interested in living in a community and love to take care of their space.

Is it possible to arrive before the designated move-in time or stay past the move-out time?

We are super flexible, and we want our guests to have a seamless move-in and move-out experience. Just let us know if you need to arrive earlier or leave a bit later, and we will be more than happy to help.

Can I extend or shorten my stay?

Absolutely! If you're not ready to say goodbye (and who could blame you?), you're welcome to extend your stay, just let us know 2 months in advance so we can secure your spot.
That said, once your lease is signed, it’s set for the full term, so while extensions are welcome, early exits aren’t an option.

Policies

Is it permissible to have visitors during the day/night?

Yes, visitors are welcome, both during the day and overnight. We just ask that you’re considerate of your neighbours and that guests don’t become unofficial roommates. It’s your space to enjoy, just keep things respectful.

What is the policy on alcohol?

We have a friendly policy regarding alcohol. Guests are welcome to enjoy drinks in designated areas, and we occasionally host social events where everyone can relax and share a drink together. We encourage responsible consumption to maintain a pleasant atmosphere for all.

Amenities

What potential costs are there besides the rent?

We like to keep things simple, no hidden surprises. Most essentials are included in your rent, and we’ll always be upfront about anything extra, so you’re never left guessing.

Are all rooms furnished?

Yes, every studio comes fully furnished, so you can leave the IKEA trip for another time. You’ll have all the essentials to live comfortably from day one. Just bring your clothes, your laptop, and maybe that one weirdly specific kitchen gadget you can’t live without.

Any meals/snacks included?

Meals and snacks aren’t included, so you're free to channel your inner chef (or master the art of takeaway). Our communal kitchen is fully equipped if you feel like cooking, and there’s plenty of storage for your snack stash. Basically, you're in charge of your own menu!

Community

How many people will be living here during my stay?

With 332 studios, you’ll be sharing the building with a lively and diverse community of residents. It’s a great mix of friendly people, so you’ll never feel alone—but plenty of space to enjoy your own privacy too.

Is there a house/community manager?

Absolutely! We have a dedicated team on-site to help you out—whether it’s maintenance, questions, or just a friendly chat. Think of us as your go-to crew to make sure your stay is smooth and enjoyable.

What are the nationalities of the other residents?

Our community is wonderfully diverse, with residents from all over the world! You’ll meet people from a mix of countries, creating a vibrant, multicultural atmosphere where everyone’s welcome.

Safety

Are my belongings safe?

Your belongings are safe with us! Our site has earned the Secured by Design Gold Certificate, the highest award from the UK police security initiative, issued by the Metropolitan Police. This elite accreditation means the site is built to the toughest standards for crime prevention—offering guests a safe, secure, and comfortable stay in a best-in-class environment.

Can I lock my bedroom door?

Yes, you can lock your bedroom door! Our studio doors automatically lock when they close for your security, and you can easily access them using your key fob. We're committed to keeping your space safe and comfortable!

Does the building have security? What is done to make me feel safe?

We are committed to keeping our guests safe and comfortable! All our guest-only areas are only accessible via key fob, and the site has a security team during the night. To make it extra safe during the night, we also have gates that close and can only be accessed with the fob.

Nearby

Are there any good restaurants nearby?

Just a few minutes' walk away, you'll discover a variety of excellent, budget-friendly restaurants to explore.

What public transportation is available?

You’re in a great spot—Westbourne Park Station is just a 1-minute walk away, with the Circle and Hammersmith & City lines making it easy to get around London. There are also plenty of bus routes nearby, plus bike rentals just outside the building if you prefer to pedal your way through the city. Getting around couldn’t be easier.

How far is it to the nearest airport?

The nearest airport is around 40 minutes away by public transport or about 30 minutes by car, depending on traffic. Whether you're jetting off for work or a weekend escape, it's an easy trip from Westbourne Park.
