Before your check-in (at least one week in advance), you’ll need to pay directly to us the following one-time payments:
Security deposit: 1 month’s rent.
Final cleaning fee: €200.
Management fee (based on the length of your stay, from 250 to 500 €).
1 month → €250.
2 months → €250.
3 months → €350.
4 months → €400.

We handle all the paperwork, legal compliance, and onboarding logistics in a fully digital and secure process.

We’ll make sure everything is ready for your arrival, including digital access to the apartment and delivery of your keys, bed linen,
and towels.
Weekly cleaning of common areas:
Our cleaning team maintains the shared spaces (kitchen, bathrooms, hallways) every week to ensure cleanliness and comfort.
Ongoing tenant support:
A dedicated coliving manager is available throughout your stay to help with any questions, maintenance needs, or issues that
may arise.
Community setup & communications:
We’ll add you to the apartment’s WhatsApp group and keep communication open between flatmates and the management
team to support a harmonious shared living environment.
To prepare your contract and ensure we’re aligned with local regulations, we’ll also need a few documents from you after reservation payment is complete:
A valid photo ID (NIE, TIE, or passport).
Your residency address (even if temporary or in your home country).
If you're a student: an official university acceptance letter.
If you're a worker: a job offer or employment contract.

Une fois votre réservation confirmée par la plateforme, nous vous contacterons par e-mail pour vous guider dans les étapes suivantes. Vous aurez jusqu'à une semaine avant votre arrivée pour effectuer les paiements uniques restants :

Une fois ces paiements effectués, nous commencerons à préparer votre contrat de location numérique.

Arrivée et départ :
L'heure d'arrivée est à partir de 15h00. L'heure de départ est fixée à 10h00 le jour de votre départ.
Dépôt de garantie :
Une caution remboursable équivalente à un mois de loyer est demandée. Il sera restitué après l'état des lieux de sortie, à la suite d'une inspection visant à s'assurer que l'appartement est laissé en bon état.
Règlement intérieur :
- Garder les parties communes propres et respecter l'espace des autres
- Pas de fêtes ou de bruits forts, surtout pendant les heures calmes (22h00-8h00).
- Toutes les visites doivent être communiquées à l'avance et s'aligner sur les normes de vie de la Communauté.
- Il est interdit de fumer à l'intérieur de l'appartement.
