Before your check-in (at least one week in advance), you’ll need to pay directly to us the following one-time payments:
Security deposit: 1 month’s rent.
Final cleaning fee: €200.
Management fee (based on the length of your stay, from 250 to 500 €).
1 month → €250.
2 months → €250.
3 months → €350.
4 months → €400.
5 months → €440.
6–11 months → €500.

We handle all the paperwork, legal compliance, and onboarding logistics in a fully digital and secure process.

We’ll make sure everything is ready for your arrival, including digital access to the apartment and delivery of your keys, bed linen,
and towels.
Weekly cleaning of common areas:
Our cleaning team maintains the shared spaces (kitchen, bathrooms, hallways) every week to ensure cleanliness and comfort.
Ongoing tenant support:
A dedicated coliving manager is available throughout your stay to help with any questions, maintenance needs, or issues that
may arise.
Community setup & communications:
We’ll add you to the apartment’s WhatsApp group and keep communication open between flatmates and the management
team to support a harmonious shared living environment.
To prepare your contract and ensure we’re aligned with local regulations, we’ll also need a few documents from you after reservation payment is complete:
A valid photo ID (NIE, TIE, or passport).
Your residency address (even if temporary or in your home country).
If you're a student: an official university acceptance letter.
If you're a worker: a job offer or employment contract.

Assim que a sua reserva for confirmada através da plataforma, entraremos em contacto consigo por e-mail para o orientar nos passos seguintes. Terá até uma semana antes do seu check-in para completar os restantes pagamentos únicos:

Check-in e Check-out:
O horário de check-in é a partir das 15:00. A hora de check-out é até às 10:00 do dia de partida.
Depósito de segurança:
É exigido um depósito reembolsável equivalente a um mês de aluguer. Esta será devolvida após o check-out, depois de uma inspeção para garantir que o apartamento é deixado em boas condições.
Regras da casa:
- Manter as áreas comuns limpas e respeitar o espaço dos outros
- Não fazer festas ou barulho alto, especialmente durante as horas de silêncio (22:00-8:00)
- Todas as visitas devem ser comunicadas com antecedência e devem estar de acordo com as normas de vida da Comunidade
- Não é permitido fumar no interior do apartamento
