Approve or decline a stay extension

Extensions are residents asking to stay longer. They request through the platform, you see the request and accept or decline. Handle them on-platform so the additional dates have the same protections as the original booking.

How extensions work

A resident extends from their booking page. The request lands in your account similar to a new booking request.

  • The new period is priced at your current listing rate.
  • You have the same 48-hour response window.
  • If accepted, the extension is added to the original booking with the same cancellation policy.

The platform supports extensions in tiers (e.g. 7 days, 30 days, 90 days, etc.).

When to accept

  • The room is available for the extension dates.
  • The resident has been a good resident so far.
  • The current pricing works.

When to decline

  • The dates conflict with bookings you've already accepted.
  • Other availability changes (renovation, personal use).
  • Performance issues during the stay so far.

If you decline, leave a clear note. A resident who's been hosted well for 3 months and gets a curt no will be disappointed.

When pricing has changed

If your listing price changed since the original booking, the extension uses the new price. Tell the resident before they request:

"Happy to extend. Heads up — pricing has gone up since the original booking. Extension months would be at €X/month instead of €Y/month."

Verbal vs platform extensions

Always do extensions through the platform. Off-platform extensions (the resident just stays, paying cash) aren't protected by Coliving's payment, dispute, or payout systems.

If a resident asks to extend off-platform, redirect: "Let's do it through the platform — keeps things covered if either of us needs support later."

Frequently asked questions

Q: Can I shorten an extension after accepting? A: Once accepted, the extension is part of the booking. Shortening follows the cancellation policy.

Q: A resident asked to extend but I'd actually like the stay to end on time. What do I do? A: Decline the extension request politely. The original booking continues to its scheduled end.

Q: Does my long-stay discount apply to extensions? A: It applies to the new instalments if the total stay crosses the threshold — not retroactively.

Q: Can I extend by just a few days? A: The platform allows the extension tiers it offers. Talk to the resident about which tier fits.
