Utilities, cleaning, and add-on charges

You can either bundle utilities and cleaning into your rent, or itemise them via Coliving's extra-fee system. What matters is that pricing is clear before the resident books — never surprise-add after.

The extra-fee system

In your listing's Prices section you can add extra fees. For each fee:

  • Type — fixed amount or percentage of rent.
  • Frequency — one-off, monthly, or total for the stay.
  • Mandatory — every booking includes it, or it's optional.

Use it for utilities, cleaning, linens, parking, pet fees, anything else.

Utilities

Three patterns, ordered from simplest:

Option 1: include in rent (recommended)

Cleanest. Your rent is "all-in" — electricity, water, gas, internet, heating. Residents prefer it. Your numbers are predictable. Price the rent to cover average utility cost plus a small buffer.

Option 2: monthly fixed add-on

Add a monthly Utilities extra fee. Useful where utility costs are high enough that bundling them would push your headline rent out of competitive range.

Option 3: pay-as-you-go

Residents pay actual consumption monthly. Not natively supported by Coliving payments — handled outside the platform, which voids dispute protection on that portion. Most hosts avoid it.

Cleaning

Two patterns:

Pattern A: weekly common-area cleaning included

You pay a cleaner for common areas. Build the cost into the rent. Bedrooms are the resident's responsibility. State the schedule in your house rules.

Pattern B: one-off cleaning fee

Add a Cleaning extra fee (one-off or per stay, fixed amount). Typical end-of-stay cleaning: €50–150 depending on size and market.

Other add-ons

The same extra-fee system handles bedlinen laundry, bicycle rental, parking spot, pet fee, etc. Each shows up as a separate line on checkout so the resident sees what they're paying for.

Frequently asked questions

Q: Can I refund a cleaning fee if the resident leaves the room spotless? A: Coliving doesn't offer host-initiated refunds from the booking page. Contact support if you want a goodwill adjustment.

Q: My cleaning costs went up. Can I change the fee mid-stay? A: For existing bookings, no — locked at booking. For future bookings, edit the fee.

Q: Can I charge utilities only above a threshold? A: Not through automatic billing. Bundle into rent or use a flat monthly add-on. Threshold billing has to be settled off-platform.
