**THE CO-LIVING APARTMENT**
• The private rooms are partially furnished, which means they include a bed with ample storage, wardrobes, and a ceiling lamp. This allows you, as a tenant, to add your personal touch to the room. Each room has a private bathroom, and there is also a shared bathroom in the apartment.
• Common areas consist of a kitchen, dining area, living room, and balconies.
• The common areas are fully furnished, including furniture and cutlery, ensuring a smooth and easy move-in process. All co-living apartments come with a dishwasher.
**COMMON ASSETS**
• Hangout: a common area for all co-livers that offers lounge spaces, workplaces, and opportunities for joint events.
• A laundry lounge with several washing machines is located near the hangout and is shared by all residents in the hub.

It is a self-run community operated by the residents, supported by our head of community, Emma. We welcome everyone, regardless of where you're from or who you love. A short bike ride from the city, in the southeastern outskirts of Gothenburg, you will find Kallebäck, which is part of Örgryte. This former dairy area, with a mile-wide view of Gothenburg, is now being converted into the residential community Kallebäcks Terrasser. In addition to housing, you will find everything from restaurants and shops to cafes, gyms, and workplaces. Here, you can also enjoy nature on the adjacent Lackarebäcksberget and in Delsjön, which is just a stone's throw away.

Are pets allowed?As much as we love pets, they are not allowed at our coliving hubs.

What types of people will I be sharing the home with?Our hubs are for all independent individuals between the ages of 20–40 who like to live on their own but enjoy having people around them and think that life should be shared with others! Stay independent, live together.

Will I get the same room as on the photos?The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

Can I tour the property first?You don´t need to tour the property, and here is why:
- Properties on Coliving.com have pictures and a clear description of the community, rooms, and common areas. Most of them also have 3D or video tours.
- Restricting viewings provide equal opportunities for everyone, whether you are a local or live abroad. Plus, it preserves the privacy of our coliving communities.
- If anything is unclear, you can easily reach out to the property by clicking "Contact host" and ask for more details. Make sure your questions are not already covered in the description or the FAQ section.
- Coliving.com makes sure the coliving property is as advertised, by only sending any money to the operator 24h after you have successfully moved in.

My booking has been accepted, now what?Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

What criteria do you use to evaluate potential renters?After signing the contract, we always do a credit check. You cannot have unpaid debts at the Swedish Enforcement Authority (Kronofogden). A maximum of 3 payment remarks are accepted and the total debt may reach a maximum of 5000 SEK. The payment remarks cannot be housing related, and they must be at least 12 months old.

When/how will you refund my security deposit?We charge a deposit fee that corresponds to a monthly fee. This is because we do not have the same income requirements as other companies in the property industry. The security deposit must be paid within 10 days of signing the contract and will be returned to you after moving out provided that your private room is intact and clean.

Can I cancel a booking?You can cancel free of charge as long as you have not paid. Once you have paid for your booking, the cancellation policy must be respected.

What if I don’t know exactly how long I want to stay?You may book a shorter stay first and then extend once you know more about your needs subject to availability.

What if the place is not as advertised?If the accommodation is not suitable, please contact the staff on arrival and they will do their best to find a mutually agreeable solution.

Is it permissible to have visitors during the day/night?Of course you can. This is your home. However, we recommend everyone to set up guidelines for their own coliving apartment together with their roomies. This is to ensure that everyone agrees on how it should work with guests, dinners, and any parties at your place. We recommend all colivers to be open and communicative with their roommates, ask everyone before hosting a social event.

Are kids allowed?As children are not included in the age category 20–35, we cannot offer accommodation to anyone who has children.

Can I smoke inside? How about vaping?We want to offer a healthy and non-smoking living environment for our tenants. That is why smoking is strictly forbidden in all our hubs. In addition to the private rooms, the coliving apartments and the common areas, this also includes balconies, patios, garages, and entrances.
