Our coliving house is a historic treasure with a modern twist. We’ve kept the beauty of the original structure–with the architectural signature touched like the turret with peaked roof, strong archways in rough cut stone, and the majestic lion’s head just below the turret– is set among a row of traditional brownstones in that is changing with the times. The building is the perfect mix of old-world meets new creative.
There are four floors in total, with six fully renovated apartments and more on the way. There is a rooftop with stunning views of the Manhattan Skyline as well as a courtyard with an expansive patio, perfect for parties, social events and an outdoor oasis in the midst of the city.
There are different options for rooms: Suites with en-suite oversized private baths, executive private rooms with en-suite private full bath, regular private rooms with shared bathrooms, twin rooms with shared bathroom and three-people rooms (some of them with en-suite baths). The private rooms have queen beds and the shared rooms have twin beds, there are suites with king beds as well. All linens and towels are provided as comforters and pillows. We provide closets or wardrobes and closet organizing essentials.
The Bernard Brooklyn house is new–the renovation was complete-floor to ceiling– and the refurbished touches are sleek and modern. Granite tubs and glass showers, new top-of-the-line appliances including refrigerators, stoves, microwaves, dishwashers and washers and dryers for every apartment. There are two co-working spaces in the basement and a gym and gameroom/TV room.

We cannot guarantee the availability of a particular room, as this depends on its availability at the time you move in. However, the layout and specifications of all rooms are shown in the listing.

Neighborhood attractions include Bedvine Cocktails, Lovers Rock, Eugene & Co., Saraghina and many other local foodie favorites. Fulton Street with its authentic neighborhood vibe and Tomkins Ave on the other side of the block is a great mix of the old and new that is the new gentrified Brooklyn.

Will I get the same room as on the photos?The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

Can I tour the property first?You don´t need to tour the property, and here is why:

My booking has been accepted, now what?Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

What criteria do you use to evaluate potential renters?We look for open-minded, considerate individuals who are looking for an opportunity to share a beautiful home with other exciting people.

Is it possible to arrive before the designated move-in time or stay past the move-out time?You are allowed to check in earlier if the room is ready. You may get in contact with us the day before you move in to coordinate. Night check-in (after 9 pm) may be also organized for an extra fee of $35 USD. We can't guarantee check-in between 12:00 am and 9 am, however, if we are able to do it, there will be a $70 late check-in fee.

Is there a Credit Score required?We do not check your credit history. The main factors to be accepted into our community are honesty, transparency, and the purpose of your trip.

When/how will you refund my security deposit?Security deposits are typically returned within 2 weeks after your stay ends. We will review your room for any excessive damage that would impact your security deposit return. Normal wear and tear are expected. .

Can I cancel a booking?You can cancel free of charge as long as you have not paid. Once you have paid for your booking, the cancellation policy must be respected.

What if I don’t know exactly how long I want to stay?You may book a shorter stay first and then extend once you know more about your needs subject to availability.

Is it permissible to have visitors during the day/night?You may have overnight guests as a paid service. It will be $15 / night. Just let us know at least 24 hours in advance if someone is coming.

Are kids allowed?As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.

Are service and emotional support animals allowed?We have a no-pet policy.

Is it possible to request a change of room or apartment if I am not satisfied with the current one?Of course. If a room is available and you want to move in, you will have the opportunity to pay the rent difference. We may also charge an additional room cleaning fee.

Can I smoke inside? How about vaping?To keep our environment clean and healthy, we ask that you refrain from smoking indoors, including private rooms, common areas, hallways, and balconies. If you do wish to smoke, please do so outside, away from the building entrance, and kindly dispose of your cigarette butts properly. Thank you for helping us maintain a pleasant space for everyone!

Can I receive post/mail to the property?Yes. We will provide updated info once you have moved in.

What are the quiet hours?On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.

What is the policy on alcohol?Alcohol – being a health-oriented community, we recommend minimizing alcohol consumption.

What potential costs are there besides the rent?We recommend that you have renters insurance. Otherwise, the usual cost of your food, possessions, transit, etc., is your own.

Are all rooms furnished?The common areas come fully furnished.
Bedrooms are furnished with everything essential.
You can add any furniture (including the hanging of pictures) as long as the room is returned to its original condition at the end of your tenancy. -
Any meals/snacks included?No. But you have a kitchen that you can use anytime you want to prepare your food.
There are grocery stores nearby for your convenience. -
Are the private bedrooms cleaned frequently?Entire and deep cleaning is carried out every week, including linen and towel changes.

Are my belongings safe?While we've been fortunate with our safety record, we encourage you to keep your valuables secure in your room. For extra peace of mind, you might also consider renters insurance to protect against any unforeseen incidents.

Can I lock my bedroom door?There is a restriction in New York for any outside bedroom locks, but you can lock your bedroom when you are inside. You shouldn't worry about your safety when you are out:
1) You will have a safe in the room
2) We have cameras in all common areas
3) We have only long-term residents (usually people staying with us for 6-8 months, but not less than a month). There are no strangers for 1-2 nights stay and all residents are checked during the reservation process. -
Does the building have security? What is done to make me feel safe?We take your safety very seriously. The last thing we want is to have a reputation for not being a safe place to stay. We screen both our staff and guests, provide 24-hour security and CCTV cameras are usually installed. Plus, you have people in the house practically 24 hours a day.

What types of rooms do you have?We have a selection of rooms to meet your needs and your budget. We have private rooms with queen size beds, private rooms with bathrooms en suite, shared rooms with two single beds and three single beds, even shared rooms with full-size beds.

Do you have options for a couple?Yes, we allowed couples to stay in any of private room for their choice. We do charge a small additional fee which covers services expense for the additional person in the home.

How my move-in process will look like?On moving day…pack your things, bundle up your dreams, get on the plane or train or in the car and arrive at your new home! We will welcome you, get you settled in, give you passwords and show you the process for entering, direct you to the subways, answer any questions you might have and introduce you to your housemates.
