Welcome to our Digital Nomads co-living and co-working villa, where modern comfort meets productivity. Our private rooms offer a serene and private retreat with stunning sea views and access to a refreshing pool. Ideal for those who blend work with travel, our space is designed to support your work-from-anywhere lifestyle.

Our Digital Nomads luxurious 3-storey seaview villa in Balchik’s villa zone offers an exceptional co-living experience. The villa features five private bedrooms and shared living spaces, providing both privacy and community. The villa’s 2-4 bed configuration per room is mostly used by singles, but is also ideal for nomad families, couples and friends alike. Fully occupied the villa has a community of 5 to a maximum of 14 like-minded people.

The shared large livingroom with open-plan fully equiped kitchen is perfect for socializing and cooking together. The third floor has a wide hallway with a foosball table that doubles as a small pool/airhockey table, and there are three spacious balconies with stunning sea views. The villa’s private garden has a large 10×5 meter heated swimming pool, terraces, pergola dining area, barbecues, sunloungers and room to park at least 3 cars.

Designed with digital nomads in mind, this coliving/coworking villa is ideal for mid-term rentals. The villa offers various workspaces, including large tables in the living room, an additional desk in the third-floor hallway, any of the balconies and outdoor seating by the pool or under the pergola. Fast Wi-Fi is available throughout the property, ensuring you stay connected. For longer stays (30+ days) we can facilitate a private working desk in (some of) the bedrooms, for a small additional fee (+- € 100, depending on your wishes).

Each of the five bedrooms accommodates at least two people and includes storage cabinets, balcony access, sea views, and air conditioning. Some larger rooms are equipped with chairs, lounge seats, or sofas. Three of the bedrooms have en-suite private bathrooms, with two offering both a bath and a shower. A washing machine is available for free use, making it convenient to do your laundry.

Join us in Balchik: one of the most popular coastal towns of Bulgaria, located on the scenic shores of the Black Sea. With its warm Mediterranean climate and over 300 sunny days per year, Balchik offers an ideal environment for those seeking both relaxation and productivity. The town boasts three full-size golf courses and the renowned Albena summer resort, famous for its expansive sandy beaches. Additionally, the vibrant city of Varna, with its international airport, is just a 30-minute drive away. The villa is located 450 meters from the sea shore (straight line distance), 1 km from the famous botanic gardens and 2 km from the sea-side boulevard and the center of Balchik. The bus stop, a small supermarket and in the summer period also a fruit stall and 3 restaurants are just 200 meters from the villa, on the main road.

Villa Policies:

• Balchik has a no-noise policy for the times between 22:00 and 7:00. During these times, it should be quiet outside. We highly
advise going inside the villa after 23:00. Making (normal) noise inside the villa during these times is no problem.

• Tenants are expected to behave 'normally', not cause any discomfort or problems for other tenants and neighbors, respect
each other's privacy and property, and respect local laws.

• Tenants are not allowed to rearrange or remove furniture in the bedroom or house without prior consent from the landlord.

• Tenants are not allowed to hang anything on or paint the walls.

• A working desk and office chair can be provided in most private bedrooms for a one-time additional fee of 100 Euros.

• Tenants are expected to clean their own rooms periodically and keep the room in good condition.

• All tenants are expected to clean the shared rooms of the house. It's up to the tenants to make arrangements with each other f
for this. Periodic cleaning by a paid cleaning service can be provided.

• During the summer season, the pool will be maintained by an external agency.

• A washing machine is available in the villa, free of charge.

• Every tenant will receive one full set of bed linen and one set of towels. They are to wash them as needed. Extra sets of bed
linen and/or towels, or exchanging them for fresh ones, are available as a paid service.

• It is absolutely forbidden to jump off the balcony into the pool. Doing so will lead to the immediate termination of the lease and
a damage fine of 1,000 Euros.

At the end of the lease, the room and all used spaces should be in the same condition as when the tenant entered. If this is not the case, the tenant is to pay (cash) for all costs involved in returning the room or other parts of the house damaged/changed by them to the original state before leaving. If damages are found only after the tenant has already left, they are to pay for those within 5 days after being contacted about this.

All residents have a private bedroom within the home for more privacy. Residents are to share the furnished common areas respectfully.
When booking a private room, you of course share it with a roommate and privacy is limited.

The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

You don´t need to tour the property, and here is why:

- Restricting viewings provide equal opportunities for everyone, whether you are a local or live abroad. Plus, it preserves the privacy of our coliving communities.
- If anything is unclear, you can easily reach out to the property by clicking "Contact host" and ask for more details. Make sure your questions are not already covered in the description or the FAQ section.
- Coliving.com makes sure the coliving property is as advertised, by only sending any money to the operator 24h after you have successfully moved in.
- If the property substantially differ from what is advertiser, you report it to us and we will help you find another place.

Although we love all pets, we might have members with potential allergies, so, unfortunately, we can’t allow people to bring pets with them. We want to make sure everyone can be happy in their communal home.

Yes! All or our private rooms sleep at least 2 people, and you pay for the room (not per person). So you're welcome to share the room with your partner, friend or even family (we have rooms that can sleep 4) and split the rent costs.

Yes and no. You're welcome to work anywhere you want, whether that's on a sunlounge at the pool, at one of the dining tables inside, at the working desk on the 3rd floor, on the sofa, in your room or at the pergola tables under the grapes.

For an additional cost we can even provide a private desk + office chair in your private room if you want. Not all rooms have enough space for that, so contact us beforehand on that matter.

That always depends on the current and future tenants of course, and can be a mix of backgrounds and ages. Since all rooms in our villa can sleep at least 2, chances are you'll also be meeting couples, friends or even families with children. If you want to know who're currently staying, contact us and we can give you an anonymized overview.

Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

If the accommodation is not suitable, please contact the staff on arrival and they will do their best to find a mutually agreeable solution.

We always need your name, contact details and a copy of your passport/id card. Also we need to know your occupation, arrival date (ofcourse), the expected length of stay and the room you'ld like to rent.

Both check-in and check-out times are flexible with us, and depends mostly on the availability. We'll always be communicating with you before your arrival to see what time you'll be arriving, so we can meet you at check-in.

We do not check your credit history. The main factors to be accepted into our community are honesty, transparency, and the purpose of your trip.

You may book a shorter stay first and then extend once you know more about your needs subject to availability.

Security deposit is typically returned shortly after your stay ends. We will review your room for any excessive damage that would impact your security deposit return. Normal wear and tear are expected.

Guests are always allowed to stay during the day (as long as they cohere to the coliving regulations), but during the night you can't have more guests staying over than you have sleeping space for in your private room. You can't have guests staying over if you rent a shared room.
If you have guests staying over for a couple of days, or you have more guests over than you can sleep in your room, you can contact us to see if you can rent extra room(s) for their stay. We have another villa nearby (3 km from this one) that could also be an option.
Just a reminder that we can assume no liability for your guests or their possessions.

It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.

Almost all costs (electricity, heating, airconditioning, water, house insurance, local taxes, washing machine, pool use, internet, cable TV, a set of bedding, a set of towels, gas for the bbq, etc.) are included. Otherwise, the usual cost of your food, possessions, transit, etc., is your own. And we recommend that you have renters insurance.

You can choose extra services like paid cleaning, change of bedding/towels, a private workdesk, airport transfers, etcetera, but those are all optional.

The common areas come fully furnished.
Bedrooms are furnished with everything essential.
If you want to change furnishings, please ask for permission first.

No. But you have a kitchen that you can use anytime you want to prepare your food, alone or as a community. There are also 2 barbecues (coal/wood and gas) that you can use to cook.

We don't personally organize groups or retreats, but we warmly welcome others to use our villa for their retreats. Our space is perfect for creating a relaxing and collaborative atmosphere!

We have a cozy villa with 5 rooms that can accommodate between 5 to 14 guests, depending on bookings. It's possible to have the place to yourself or share it with just a few others!

While we don't have a fixed house or community manager, we believe that our guests create their own welcoming atmosphere. We encourage everyone to engage and connect, allowing a vibrant community to naturally unfold during your stay.

While we've been fortunate with our safety record, we encourage you to keep your valuables secure in your room. For extra peace of mind, you might also consider renters insurance to protect against any unforeseen incidents.

Yes, each room has its private key. In a shared room, both occupants ofcourse have a key.

Safety is a top priority for us! Our villa is located in a secure neighborhood, with friendly neighbors all around. We have measures in place, like a gated entrance that you can close for added peace of mind. You can rest easy knowing that we foster a welcoming and safe environment for everyone.

Our coliving home is in a perfectly safe neighborhood where you can walk by yourself in the evening without any problem.

In the summer period there are 3 restaurants within 200 meters from the Villa. In the center of Balchik, on walking distance, there are plenty of restaurants available all year long. There is also a very good restaurant with a delivery service.

The bus stop is just 200 meters from the villa. It provides frequent routes to the city center, supermarkets and bus station. Also the bus Varna-Balchik stops here.
The big city of Varna is just 30 kilometers away, and features a large train station and international Airport (check Wizzair for the cheapest tickets to Varna).

The nearest airport is Varna, which is just 35 kilometers away. Wizzair is usually the cheapest airline flying to and from here with locations all over Europe.

There are plenty of activities to do or sight to visit in the area. The sea, beaches, the royal summer palace, the botanic garden, coastal balustrade of Balchik and the summer resort Albena are all reachable by foot.
