Welcome to our house, is our effort to show you how welcoming and warm Mexico can be. We're the founders of a Spanish School in Tijuana. We created this Coliving space for you to live the experience of Tijuana with us.
You can expect from this property:

► One of our main Hosts is a Mexican Grandma, try traditional meals and feel the warm and welcoming energy.
► Our beloved Grandma will cook for you in case you'd like to. We can share a menu for you, if this is something you'd like to add to your experience.
► Also, if you'd like to tour specific places, you can share it with us and we can set a special tour for you.

Welcome to Tijuana! A fully furnished House in a central area of Tijuana. We receive people from all around the world to learn Spanish, and to discover Tijuana through the eyes of locals. All welcome, we are eagered to create a community of entrepreneurs, language learners, culture nerds and open minded travelers, parents, students, teachers, mentors, etc.
We, the founders of this community, are a mom and a dad, podcasters, teachers, entrepreneurs and travelers.

Will I have privacy?Yes, you'll have your private room. In the case of shared bedrooms, we try our best for you to have your own nook to redecor.

Are pets allowed?We love all types of pets, but unfortunately, some of our residents are allergic to dogs and cats. So because of health related issues, we have to prohibit.

Can I split the rent with my partner or a friend?The room you're renting is a full bed, so this may be a viable scenario, BUT make sure to send a message BEFORE considering doing this.

Is there a designated space for work?Yes, all bedrooms have a designated space or you can go outside or use the living room, or even the dining area. Just bare in mind, common areas will be used by others.

What types of people will I be sharing the home with?We try our best to handpick every person we work with. We will try our best for you to have a great roomates.

Will I get the same room as on the photos?The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

Can I tour the property first?You don´t need to tour the property, and here is why:
- Properties on Coliving.com have pictures and a clear description of the community, rooms, and common areas. Most of them also have 3D or video tours.
- Restricting viewings provide equal opportunities for everyone, whether you are a local or live abroad. Plus, it preserves the privacy of our coliving communities.
- If anything is unclear, you can easily reach out to the property by clicking "Contact host" and ask for more details. Make sure your questions are not already covered in the description or the FAQ section.
- Coliving.com makes sure the coliving property is as advertised, by only sending any money to the operator 24h after you have successfully moved in.

My booking has been accepted, now what?Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

What information do I need to supply for the application?Fill the application, be as transparent as you may be, we as well try to be as transparent as we can.

What criteria do you use to evaluate potential renters?Honesty, we do take our time to evaluate. As much information as you can share, of course. Be transparent and you'll be a great fit for our community.

Is it possible to arrive before the designated move-in time or stay past the move-out time?Communicate with us, it all depends in the availability from the residentss and activities. But we do need time to evaluate your case, help us communicating as much as possible.

Can I extend or shorten my stay?Extend with time, yes. Shorten on the other hand, won't be possible.

Do I need to sign a contract/lease?Yes, the agreement is for all our Members.

When/how will you refund my security deposit?Doesn't apply.

Can I cancel a booking?You can cancel free of charge as long as you have not paid. Once you have paid for your booking, the cancellation policy must be respected.

What if I don’t know exactly how long I want to stay?You may book a shorter stay first and then extend once you know more about your needs subject to availability.

What if the place is not as advertised?If the accommodation is not suitable, please contact the staff on arrival and they will do their best to find a mutually agreeable solution.

Is it permissible to have visitors during the day/night?Guests are allowed in the visiting area but NOT in the bedrooms. Strictly no guests overnight.
Be aware that we can assume no liability for your guests or their possessions. -
Are kids allowed?As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.

Are service and emotional support animals allowed?We do not accept pets.
By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious:
1. Is the dog a service animal required because of a disability? and
2. What work or task has the dog been trained to perform?
We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed.

Is it possible to request a change of room or apartment if I am not satisfied with the current one?Of course. If a room is released and you want to move in, you will have the opportunity to pay the rent difference. We may also charge an additional room cleaning fee.

Can I smoke inside? How about vaping?To keep our environment clean and healthy, we ask that you refrain from smoking indoors, including private rooms, common areas, hallways, and balconies. If you do wish to smoke, please do so outside, away from the building entrance, and kindly dispose of your cigarette butts properly. Thank you for helping us maintain a pleasant space for everyone!

Can I receive post/mail to the property?Yes. We will provide updated info once you have moved in.

What are the quiet hours?Quiet hours are from 10 pm to 7 am. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.

What is the policy on alcohol?It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.

What potential costs are there besides the rent?We recommend that you have renters insurance. Otherwise, the usual cost of your food, possessions, transit, etc., is your own.
Storage lockers are additional costs. Also we provide other services, check the page carefully to see what we can offer. -
Are all rooms furnished?The common areas come fully furnished.
Bedrooms are furnished with everything essential.
You can add/remove any furniture (including the hanging of pictures) as long as the room is returned to its original condition at the end of your tenancy. -
Any meals/snacks included?No. But you have a kitchen that you can use anytime you want to prepare your food.
There are grocery stores nearby for your convenience. ALSO, we can cook for you, this service is extra. -
Are the private bedrooms cleaned frequently?1st and 15th of every month. If you want it more frequent, we can have that arranged for an extra cost.

What are the laundry options?We will pinpoint you the nearest place you can do your laundry.

Can I get picked up/dropped off at the airport?We do not offer this service ourselves, but we suggest Uber.

Can I book additional cleaning?Yes, we offer additional room cleaning on demand! Just let us know your needs, and our team will be happy to arrange it for you. We want to ensure your stay is as comfortable as possible.

Is there a kitchen where I can cook my own food?Yes, we have a great kitchen where you can cook your meals! We just ask that you clean up after yourself to keep the space nice for everyone. Enjoy your cooking.

Can I work in the communal area?You have plenty of flexible workspace options to suit your mood and your requirement for the day. But if the communal areas are not being used, you can use them for work.

Do I have to clean the room when I move out?No need to worry! Our team takes care of all the cleaning before the next resident arrives, ensuring a fresh and welcoming space for everyone.

Do you have storage space for my stuff/luggage?Yes, we offer a small storage area that’s perfect for your bags and luggage. However, please note that this space isn’t suitable for furniture.

Are the communal areas cleaned frequently?The communal areas are cleaned 1st and 15th of every month. Bedrooms too.
