1. Upon booking, you will be required to fill out a check-in form and upload a valid ID into our reservation system.
2. To confirm your booking, you must sign a separate rental agreement within 24 hours of your reservation. Failure to do so may result in the cancellation of your booking.
3. Quiet hours are from 10:00 PM to 8:00 AM. Please respect our neighbors and keep noise to a minimum during these times.
4. Smoking of any kind (including cigarettes, marijuana, incense, cloves, vapes, hookahs, etc.) is strictly prohibited anywhere on the property.
5. Early check-ins and late check-outs are only allowed with prior approval. Please contact us in advance to arrange this.
6. Events of any kind are strictly forbidden. An event is defined as the number of people at the property exceeding the guest count listed on the reservation or the maximum capacity of the listing.

Will I have privacy?

Each resident has a private bedroom within the home, which includes a lock with a pin code for added privacy. Residents are expected to use the shared, furnished common areas respectfully.
Are pets allowed?

Although we love all pets, we might have members with potential allergies, so, unfortunately, only ESA are allowed. We want to make sure everyone can be happy in their communal home.
Can I split the rent with my partner or a friend?

We do not have units suitable for couples at this property. However, our other building just across the street offers larger rooms with private bathrooms that are ideal for couples. In addition, rent can be split between occupants at that location.
Is there a designated space for work?

While there isn't a designated workspace in the unit, there is enough room in the bedroom to add a desk and chair to create your own personal workspace. Additionally, the shared living spaces and the social room are great options for working as well.
What types of people will I be sharing the home with?

We welcome anyone who meets the qualifications and is looking to rent an affordable room in a highly sought-after location like Brickell, Miami.

Is it permissible to have visitors during the day/night?

Visitors are always welcome. However, if a visitor stays for more than 10 days, they will need to be registered as an occupant.
Are kids allowed?

As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.
Are service and emotional support animals allowed?

We do not accept pets.
By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious:
1. Is the dog a service animal required because of a disability? and
2. What work or task has the dog been trained to perform?
We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.

It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.

However, like any urban area, it's important to stay aware of your surroundings, especially at night. The neighborhood has a vibrant community with a mix of residential and commercial properties, and the local police presence adds an extra layer of security. It’s always a good idea to follow standard safety precautions when exploring the city.
Does the building have security? What is done to make me feel safe?

We take your safety very seriously. The last thing we want is to have a reputation for not being a safe place to stay. We screen both our staff and residents, provide 24-hour security and CCTV cameras are usually installed. Plus, you have people in the house practically 24 hours a day.
Are my belongings safe?

We recommend all our members to keep their valuable belongings in their rooms. For extra precaution, buy a Renters Insurance in case of lost items and accidents.
Can I lock my bedroom door?

Each bedroom door is equipped with a pin code lock that only you have access to.
