**Booking Rule for Co-Living Room**
1. **Eligibility**: Must be at least 21 years old. Valid ID and proof of employment or student status required.
2. **Reservation**: Minimum stay of 1 month. Maximum stay of 12 months. Booking must be made at least 14 days in advance.
3. **Payment**: Full payment required at booking. Refunds are not issued for cancellations within 7 days of check-in.
4. **Check-In/Check-Out**: Check-in time is after 3 PM; check-out time is before 11 AM. Early check-in and late check-out are subject to availability and may incur additional fees.
5. **Conduct**: Respectful behavior is mandatory. Noise levels must be kept to a minimum, especially during quiet hours (10 PM to 8 AM).
6. **Guests**: Overnight guests are allowed with prior approval. Limit of 2 guests per stay, not exceeding 3 nights per guest.
7. **Maintenance**: Report any maintenance issues promptly. Residents are responsible for keeping their space tidy.
8. **Termination**: Violation of any rules may result in termination of stay without refund.

Is it possible to arrive before the designated move-in time or stay past the move-out time?You are allowed to move in earlier if the room is ready. You may get in contact with us the day before you move in to coordinate.

Can I extend or shorten my stay?Yes, based on the availability.

Do you accept co-signers?We gladly accept co-signers for applicants with limited credit history or income.

Is there a Credit Score required?We do not check your credit history. The main factors to be accepted into our community are honesty, transparency, and the purpose of your trip.

When/how will you refund my security deposit?Security deposit is typically returned shortly after your stay ends. We will review your room for any excessive damage that would impact your security deposit return. Normal wear and tear are expected.

Is it permissible to have visitors during the day/night?Guests are allowed in the visiting area but NOT in the bedrooms. Strictly no guests overnight.
Be aware that we can assume no liability for your guests or their possessions. -
Are kids allowed?As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.

Are service and emotional support animals allowed?We do not accept pets.
By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious:
1. Is the dog a service animal required because of a disability? and
2. What work or task has the dog been trained to perform?
We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed.

Is it possible to request a change of room or apartment if I am not satisfied with the current one?Of course. If a room is released and you want to move in, you will have the opportunity to pay the rent difference. We may also charge an additional room cleaning fee.

Can I smoke inside? How about vaping?Smoking is strictly prohibited in any part of the building. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly.

Can I receive post/mail to the property?Yes. We will provide updated info once you have moved in.

What are the quiet hours?On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.

What is the policy on alcohol?It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.

What potential costs are there besides the rent?We recommend that you have renters insurance. Otherwise, the usual cost of your food, possessions, transit, etc., is your own.

You can add/remove any furniture (including the hanging of pictures) as long as the room is returned to its original condition at the end of your tenancy. -

Does the building have security? What is done to make me feel safe?We take your safety very seriously. The last thing we want is to have a reputation for not being a safe place to stay. We screen both our staff and residents, provide 24-hour security and CCTV cameras are usually installed. Plus, you have people in the house practically 24 hours a day.
