The power comes from renewable sources. There are built-in closets and 200 cm by 90 cm beds with underbed storage in each room. There is also a chest of drawers, a desk with a chair, and a bedside table. Every room has blackout drop-down roller shades, and every window is double-paned. Every room has a lockable door. Every room includes two sets of bed linens and towels, as well as a plush bathrobe. Included in the monthly rent is EUR 50 for utilities. This excludes any use of air conditioning. Prior to moving in, tenants are required to make a utility deposit, which is fully refundable if utility usage does not exceed EUR 50/month. If the usage per apartment exceeds EUR 200/month (4 tenants x EUR 50), then the excess usage is split between the tenants based on their occupancy of the room in the apartment. The utility deposit for stays up to 4 months is 150 euros, and for stays over 4 months, it is 200 euros. The utility deposit must always be kept topped up at the required amount. The utility deposit balance is returned once the bills have been received by us. TENANTS STAYING UP TO 1 MONTH DO NOT NEED TO PAY A UTILITY DEPOSIT.

Sants Montjuic is undergoing development with numerous new residential and office developments in the area (the subject site has already been developed and is consolidated). Excellent road access to downtown Barcelona, Poble Nou, and the airport Excellent public transport is available, with a metro stop 100 m away and numerous bus routes at the bus stop outside the main entrance. There is a major supermarket chain in the building (Mercadona), and more retail, including the municipal market and the Gran Via Mall, are nearby. The beaches of Barceloneta and beyond are a 10 minute drive away.
Double room is priced for single occupancy. For two people, it is obligatory to make a request.
Keep in mind that our rental schedules are slightly different from the ones you see on the platform. They will depend on the day you arrive and leave the property. We calculate them as follows:
Check-ins:
Between the 1st and the 12th of each month, you must pay for the entire month.
Between the 12th and the 20th of each month, we will deduct 10% from your rent for the first month.
On the 20th of the month or later, you will pay by the day. The price per night is €40 per person.
Check-outs:
Between the 1st and the 12th of each month, you will pay per day. The price per night is €40 per person.
Between the 12th and 20th of each month, we deduct 10% from your rent for the last month.
On the 20th of the month or later, you will need to pay for the entire month.
Once a tenant pays the first month rent to Coliving.com, there are no refunds. For stays up to 3 months, full advance payment is required, in addition to the security deposit, habipak and where applicable, utility deposit supplement.
Once a tenant confirms a booking on Coliving.com, the tenant needs to pay directly to us the following:
1) For stays up to 3 months, the security deposit is equal to 1 month’s rent
For stays between 3 and 6 months, the security deposit is equal to 1.5 month’s rent
For stays between 6 and 12 months, the security deposit is equal to 2 month’s rent
You will also need to purchase the Habipak. The security deposit is refunded between 31 and 61 days.
2) Within your rent, a total of eur 50 per month is calculated. Any usage above this is calculated on the tenants actual occupancy of the room and calculated pro rata. We require a supplement utility deposit as follows:

If there is no excess usage of utlities, the deposit is returned in whole or subject to any applicable over usage. We provide clear transparent calculations as well as copies of all utility bills. The utility billing cycle is monthly so depending on the departure date of the tenant, it can take up to 90 to 150 days for the unused utility deposit to be returned. If the utility deposit is not sufficient to cover any overuse of utilities, the shortfall will be deducted from the Security Deposit.
3) 275 EUR Habipak admin fee (once-time payment).
The tenant will receive from us, once they book and pay on the Coliving.com platform, a booking summary with all the above payments listed and specified. Only when the said payments have been made to us will the booking be confirmed, and the tenancy agreement will be sent to the tenant to sign online.
There is a one time cleaning fee of eur 35 on checking out.
Any bank transfer costs/remmitance company charges for returning the security deposit and the utility deposit, shall be paid by the Tenant.
Note that we require proof of income after booking.
