Rent Payment
Rent is due on the 1st of each month.
Payments can be made anytime, but a $15 late fee will be charged after the 5th day of non-payment.
An additional $15 will be charged every 5 days your payment is late.
Rent can be paid through Zelle, TenantCloud, or Cash App.

Sleeping: No sleeping on the couch.
Smoking/Vaping: No smoking or vaping in the house.
Kitchen Cleanliness:
Do your dishes daily and put them away.
Do not leave dishes in the sink.
Do not leave items on the kitchen stove.
General Cleanliness:
Clean up after yourself in all common areas.
Be mindful of shared spaces.
Violation Notices
Repeated violation of house rules will result in warnings.
Multiple warnings may lead to termination of your lease agreement and eviction.
Inspections are conducted periodically. Failure to correct issues noted in inspection notices may also result in lease termination.
Be respectful and mindful of house rules and fellow housemates.
Personal Hygiene and Room Maintenance
Self-care: Personal hygiene is a priority. Shower daily.
Towels: Hang towels to air dry; do not hang them on your bed.
Room Cleanliness:
Keep your floor clear.
Put away laundry baskets, bags, and shoes.
No cluttering.
Noise Control:
Maintain quiet in your room from 10:00 p.m. to 9:00 a.m.
Be respectful of roommates' need for sleep; use headphones if someone is sleeping during the day.
Employment
You must be working or actively seeking work.
Security
Do not share gate and house codes with friends, girlfriends, or delivery drivers to ensure the security of the house and property.

  • You are allowed to move in earlier if the room is ready. You may get in contact with us the day before you move in to coordinate.
    If you wish to move out late, you are free to use our communal areas.
  • We gladly accept co-signers for applicants with limited credit history or income.
  • We do not check your credit history. The main factors to be accepted into our community are honesty, transparency, and the purpose of your trip.
  • Security deposit is typically returned shortly after your stay ends. We will review your room for any excessive damage that would impact your security deposit return. Normal wear and tear are expected.
  • For your application, please provide:

    Personal Information: Full name, contact details, and current address.
    Identification: A copy of a government-issued ID.
    Employment/Student Status: Proof of employment or enrollment.
    Financial Information: Recent bank statements or credit report.
    This information will help us process your application and find the best match for our community.

  • Yes, you can extend or shorten your stay. Just let us know in advance, and we'll accommodate your needs.
  • Policies
  • Guests are allowed in the visiting area but NOT in the bedrooms. Strictly no guests overnight.
    Be aware that we can assume no liability for your guests or their possessions.
  • As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.
  • We do not accept pets.
    By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious:
    1. Is the dog a service animal required because of a disability? and
    2. What work or task has the dog been trained to perform?
    We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed.

  • Of course. If a room is released and you want to move in, you will have the opportunity to pay the rent difference. We may also charge an additional room cleaning fee.
  • Smoking is strictly prohibited in any part of the building. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly.
  • Yes. We will provide updated info once you have moved in.
  • On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.
  • It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.
  • Amenities
  • We recommend that you have renters insurance. Otherwise, the usual cost of your food, possessions, transit, etc., is your own.
    Storage lockers and parking are additional costs.
  • The common areas come fully furnished.
    Bedrooms are furnished with everything essential.
    You can add/remove any furniture (including the hanging of pictures) as long as the room is returned to its original condition at the end of your tenancy.
  • No. But you have a kitchen that you can use anytime you want to prepare your food.
    There are grocery stores nearby for your convenience.
  • Entire and deep cleaning is carried out every week, including linen and towel changes.
    We would expect and appreciate it that you clean up after yourself if you make any excessive mess.
