Stabio

Stabio is a quiet and well-connected village in southern Canton Ticino, right on the Swiss–Italian border. The area combines residential calm with excellent access to major cities - Lugano, Como and Milano.

Check-in is fully digital and available 24/7 through our on-site self-check-in kiosk. Guests must complete the online check-in form and provide a valid government-issued ID before arrival. The form collects the mandatory personal data required by Swiss law for police notification (Polizia Cantonale) and for municipal registration with the Residents’ Control Office (Ufficio Controllo Abitanti). The property does not operate a reception or in-person welcome.

The Proof of Accommodation (Dichiarazione di Domicilio) is generated automatically at on-site check-in. If needed earlier, it is issued once payment for the reservation is confirmed.

For stays longer than 30 days, guests must notify their arrival to the Ufficio Controllo Abitanti within 8 days. Required documents include an ID or passport, the Declaration of Stay (Dichiarazione di Domicilio) issued by the property, proof of health insurance, and—if applicable for Swiss nationals—military service booklet. Guests intending to establish domicile must also provide additional documentation requested by the municipality, such as a departure declaration from the previous commune, an act of origin or a residence permit.

For stays longer than 28 nights, the first 28 nights are invoiced and payable in advance. Any remaining nights are invoiced separately every 28 nights. Extensions require a new booking and a new check-in at the start of the extended period, with a new updated Proof of Accommodation (Dichiarazione di Domicilio) issued accordingly.

Cancellations are free of charge up to 30 days before arrival. The full cost of the stay is charged for cancellations within 30 days of arrival.

A security deposit of CHF 200 may apply depending on the duration of stay.

    • We love pets, but generally, they are not allowed. However, we can consider small pets on a case-by-case basis. Feel free to reach out if you have any specific questions!
    • Yes, you may share the cost between yourselves, but we will issue one reservation and one payment schedule under a single main guest. Internally, each studio can accommodate up to two registered guests, and all occupants must be included in the booking and provide their details during online check-in.
    • Yes. Each studio has a table and chairs suitable for working with a laptop, plus high-speed Wi-Fi included. In addition, there is a shared meeting room and a large common room in the building that can be used during the day for calls or work sessions, subject to availability and quiet hours.
    • At Lo Scudo di Stabio you will be among a mix of professionals, digital nomads, and travelers who appreciate a peaceful environment. Each unit offers privacy, but you’ll have the chance to connect with like-minded individuals. We maintain a calm atmosphere with house rules to ensure everyone feels comfortable and respected.
    • The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.
    • You don´t need to tour the property, and here is why:

    • Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.
    • You will need to provide basic personal details (full name, contact information), the total number of guests, and the dates of your stay. Before arrival, all adult guests are required to complete the online check-in with valid government ID and to accept the house rules and terms of stay.
    • We mainly look for guests who will respect the property and the community: people with a clear reason for their stay, who agree to our house rules (no parties, no smoking inside, quiet hours, no pets) and who complete payment and guest registration correctly. For longer stays, we may also ask for additional information (e.g. employer or purpose of stay) purely to ensure the stay is compatible with the building’s residential character.
    • Early arrival or late departure may be possible but is never guaranteed, as we need time for cleaning and maintenance between guests. The standard check-in and check-out times shown in your booking always apply unless you receive written confirmation of a different time for your specific stay.
    • Yes, you can usually extend your stay if the apartment is available for your new dates! Unfortunately, shortening your stay may not be possible. Just reach out to our team through the booking platform to request any changes, and we’ll do our best to assist you.
    • For standard stays, your confirmed booking together with the house rules and terms and conditions forms the rental agreement. You agree to these electronically during our online check-in. For longer corporate or relocation stays, an additional written agreement may be used, but there is no separate long-term lease in the traditional sense.
    • We currently hold reservations in the name of a single main guest. This main guest takes responsibility for payment and house rules. Other occupants can be added as additional guests but not as separate signatories. Let us know if you have any other questions!
    • No formal credit score check is needed! We handle online payments in advance through our easy booking platform.
    • Great question! Your security deposit is held as a guarantee for any damages or unpaid extras. After you check out, we’ll inspect the apartment, and if everything looks good, we’ll release or refund the deposit within 30 days. We want to make sure you have a smooth experience!

    • You can cancel free of charge as long as you have not paid. Once you have paid for your booking, the cancellation policy must be respected.
    • You may book a shorter stay first and then extend once you know more about your needs subject to availability.
    • If the accommodation is not suitable, please contact the staff on arrival and they will do their best to find a mutually agreeable solution.
    • Yes, we love having visitors! Just remember to keep the noise down during quiet hours, which start after 9:00 PM. Overnight guests are welcome, as long as the total number of occupants doesn't exceed our studio limit of two people. We just ask that you register your guests properly. Please keep in mind that parties and large gatherings aren’t allowed to ensure everyone enjoys their stay!
    • Moderate, responsible consumption of alcohol is allowed inside your apartment for personal use. Drunken or disorderly behaviour, parties, or any activity that disturbs other residents is not allowed anywhere in the building or common areas. The use or possession of illegal drugs is strictly prohibited.
    • Besides the rent, you may have: the local tourist tax (for tourist stays up to 30 nights without reigniting the residence in Stabio), a CHF 200 security deposit, and any optional extras you choose (extra cleanings, parking space, bike room, e-bike rental, etc.). Utilities, Wi-Fi, TV and standard cleaning every two weeks are already included.
    • Absolutely! Each studio comes fully furnished with everything you need, including a cozy bed, wardrobes, a dining table, comfortable seating, a full kitchen with appliances, a washer-dryer, and a Smart TV. Plus, we provide bed linen and towels for your convenience!
    • While we don’t provide meals or snacks, every apartment features a fully equipped kitchen for your cooking needs. There are also supermarkets and shops nearby for easy grocery shopping, plus vending machines in the common area for a quick snack.
    • Yes, we provide standard cleaning every two weeks, along with a linen change each week. You'll find light cleaning supplies in the apartment for your convenience. If you prefer more frequent cleaning, you can add extra services to meet your needs!
    • Each apartment has its own washer–dryer in the unit, so you can do your laundry at home, whenever you like. For special needs (e.g. dry cleaning) we can point you to nearby services.
    • We don’t offer a dedicated airport pick-up or drop-off service. However, the property is easy to reach by public transport or taxi, and we’re happy to share directions from the main airports and if contacted in advance we can refer a reliable airport shuttle service with discounted rates.
    • Absolutely! We offer additional cleaning services beyond the standard bi-weekly option, and we'd be happy to help you with that. Just let us know your needs, and we'll make it happen!
    • Yes, we have a lovely private kitchen in every studio! You'll find everything you need, like a hob, oven, dishwasher, fridge, and basic cookware, so you can enjoy cooking just like at home.
    • Yes. There is a large common room and a meeting room, both with Wi-Fi, tables and seating. They’re comfortable spaces if you want a change from working in your apartment.
    • We include a final cleaning. We only ask that you leave the apartment in a reasonable condition (no rubbish left behind, dishes not piled up, no major damage). The deeper cleaning is our job.
    • In the apartment you’ll find wardrobes and storage for everyday items. For extra luggage or belongings, it’s usually possible to use a smart locker in the building, subject to availability.
    • Yes. The common areas are cleaned regularly by our housekeeping team to keep everything tidy and pleasant to use. We ask all our guest to leave the common areas clean after use.
    • We have a fantastic range of shared spaces to help you feel at home! Enjoy our spacious 130 m² lounge, perfect for relaxation and socializing. Need to hold a meeting? Our 26 m² meeting room has you covered.     • We can comfortably host small groups (for example project teams, training groups or colleagues travelling together), with each person or couple staying in their own self-contained studio. The large common room and the meeting room work well as shared spaces for informal “retreat-style” moments, but we are not a classic retreat center with on-site staff organising activities or catering.
    • This varies a lot over the year. The building has 22 studios, so at full occupancy there can be around 44 people in total. At quieter times there are fewer guests, especially during weekdays outside peak seasons.
    • While we don’t have a traditional front desk or live-in host, our community is supported by a dedicated team off-site. We provide self check-in and digital access for your convenience, and local maintenance staff are available for any on-site issues.

Bus stops, shops and services are close by, so you won’t need to cross any unsafe or problematic areas to move around.

      Yes, absolutely. Within a few minutes’ walk you’ll find:

      • Ristorante Montalbano – classic Italian/Ticinese cuisine; we have a discount agreement with them for our guests.
      • Trattoria Santa Margherita – informal, local food with a cosy atmosphere.
      • Caffè Oca Gialla – directly in front of the building, perfect for coffee, pastries and simple breakfasts.

      There are also other cafés and pizzerias in the village within walking distance.
    • We’re very well connected:

      • A bus stop (“Dazio Vecchio”) is just a short walk from the building and brings you towards Mendrisio and other nearby towns.
      • The Stabio train station is reachable on foot or by a quick bus ride. From there you have regular trains to Mendrisio, Lugano, Chiasso and Milan.

      For everyday commuting, it’s easy to move around the Mendrisio area and towards Lugano or Italy without a car.
    • The nearest major airport is Milan Malpensa (MXP), which is about 45 minutes by direct train or about 60 minutes by car, depending on traffic. If you're considering public transport, plan for around 1.5–2 hours. There are also other options like Milan Linate and Zurich Airport, which are further away but easily accessible by train. We can help with travel tips if you need them!

      • Walking & cycling among vineyards and countryside paths directly from the property.
