🚫 No parties or large gatherings permitted
🤫 Quiet hours are from 10:00 PM to 8:00 AM – no loud noise, music, or disruptions
👥 Guests are allowed between 9:00 AM and 10:00 PM (Maximum of 2 visitors at a time)
🛑 Overnight guests are not permitted without prior written approval and no more than 2 nights per month.

First & Last Month’s Rent + Refundable Security Deposit due at booking
Security Deposit: $1,000 (Refundable if no damages, violations, or late payments)
Monthly Cleaning Fee: $75
One-Time Background Check and Admin Fee: $375 (Non-refundable)
Late Payment Fee: $200 (applied if rent is not paid by the 3rd of the month)
Eviction Fees: Will apply if necessary due to non-payment or serious violations

Bookings canceled 14+ days before move-in: First and last month’s rent will be refunded, but the Background Check and Admin Fee and security deposit are non-refundable.

The property manager holds a spare key for emergencies only. Is there a designated space for work?Yes, the home includes a dedicated business center equipped with desks, chairs, and Smart TVs to support remote work or study. Will I get the same room as on the photos?The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

Can I tour the property first?You don´t need to tour the property, and here is why:
- Properties on Coliving.com have pictures and a clear description of the community, rooms, and common areas. Most of them also have 3D or video tours.
- Restricting viewings provide equal opportunities for everyone, whether you are a local or live abroad. Plus, it preserves the privacy of our coliving communities.
- If anything is unclear, you can easily reach out to the property by clicking "Contact host" and ask for more details. Make sure your questions are not already covered in the description or the FAQ section.
- Coliving.com makes sure the coliving property is as advertised, by only sending any money to the operator 24h after you have successfully moved in.

My booking has been accepted, now what?Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

Can I extend or shorten my stay?Yes, you can definitely extend or shorten your stay! Just keep in mind a few guidelines. For extensions, please request at least 30 days before your lease ends, and it will depend on availability. For shortening your stay, remember that there’s a minimum lease of 3 months, and you’ll need to give a 30-day notice. We’re here to help you with the process!

Is there a Credit Score required?We focus primarily on recent rental history and do not use credit scores unless there has been an eviction within the last 3 years. Our goal is to create a trustworthy and responsible community without unnecessary barriers.

When/how will you refund my security deposit?After your lease ends, we will review your file to confirm there are no violations and complete a cleaning inspection, which takes up to 72 hours. Once that’s done, your security deposit will be returned within 7 business days. We’ll send the refund via the same payment method you used or by check—whichever you prefer.

Can I cancel a booking?You can cancel free of charge as long as you have not paid. Once you have paid for your booking, the cancellation policy must be respected.

What if I don’t know exactly how long I want to stay?You may book a shorter stay first and then extend once you know more about your needs subject to availability.
