🚫 No parties or large gatherings permitted
🤫 Quiet hours are from 10:00 PM to 8:00 AM – no loud noise, music, or disruptions
👥 Guests are allowed between 9:00 AM and 10:00 PM (Maximum of 2 visitors at a time)
🛑 Overnight guests are not permitted without prior written approval and no more than 2 nights per month.

First & Last Month’s Rent + Refundable Security Deposit due at booking
Security Deposit: $1,000 (Refundable if no damages, violations, or late payments)
Monthly Cleaning Fee: $75
One-Time Background Check and Admin Fee: $375 (Non-refundable)
Late Payment Fee: $200 (applied if rent is not paid by the 3rd of the month)
Eviction Fees: Will apply if necessary due to non-payment or serious violations
Cancellation Policy
Bookings canceled 14+ days before move-in: First and last month’s rent will be refunded, but the Background Check and Admin Fee and security deposit are non-refundable.
Bookings made and canceled within 14 days of move-in: No refund will be issued.

Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

After your lease ends, we will review your file to confirm there are no violations and complete a cleaning inspection, which takes up to 72 hours. Once that’s done, your security deposit will be returned within 7 business days. We’ll send the refund via the same payment method you used or by check—whichever you prefer.
