This residence offers more than you can imagine and will upgrade your lifestyle once you step in. Find comfort in a super luxury apartment with a gym, rooftop terrace, games room and so on. Our residence is located right in front of the subway station. It takes only 15 minutes to arrive at Midtown and Times Square. At Wall St, all the options are just steps from your door: trendy eateries, eclectic boutiques, emerging art galleries are all yours to explore. From everyday conveniences to eclectic eating places. Our Residence is ideally and centrally situated, putting the things you want practically outside your door. We offer 3 types of private rooms:
1. The flex basic room comes with a full-size bed, study desk, nightstand, 50'' Smart TV, and a streaming device. In this room, students will have the feeling of a deluxe room. Flex room has a unique feature with bookcases surrounding the room. The flex room is ideal for students looking for a luxury living with basic privacy. It is, however, a private room and is not open to anyone else. Flex room, on the other hand, is quite on demand for a couple of reasons. Analyzed on a price & performance analysis, it is a very efficient option and costs less than 20% of a Deluxe Room and gets the natural sunshine to a maximum extent, more extensively than other rooms, and generally has the best view.
2. Home Office comes with a full-size bed, study desk, nightstand, 65'' Smart TV, and a streaming device. Home Office offers full insulation and ultimate privacy. Guests will have the feeling of a Deluxe Room. Home Office is quite common in Downtown Manhattan buildings that are turned into residential use from a commercial one. It is significant to highlight that the Home Office does not have a window facing outside. It is an appealing option for people with light sleeping habits and sensitive to the morning light. Analyzed on a price & performance analysis, it is a very efficient option and costs less than 15% of a Deluxe Room.
3. Deluxe room is our signature product for luxury living. It provides premium privacy and comfort. It is spacious enough to have a full-size bed, study desk, nightstand, 65" Smart TV, and a streaming device. This room does not have any drawbacks and has everything you would need in a room. Big windows allow an abundance of natural light to enter the room.

Will I have privacy?All guests have a bedroom within the home for more privacy. Guests are to share the furnished common areas respectfully. Each room is suitable for single occupancy and private.

Can I check-in early? Late?For earlier check-ins (early arriving flights)
You can call / message the coordinator via WhatsApp and let them know your arrival time. You will be able to leave your luggage in the common area of the apartment and return later once your room is ready. -
Can I extend or shorten my stay?You need to provide a written request to extend your stay, preferably with a 30-day notice. Extensions are based on availability and we do our best to accommodate our guests.

Is there a Credit Score required?We ask for ID proof of guarantor for the verification process but we do not require any credit scores from international applicants and students.

When/how will you refund my security deposit?The deposit will be returned within 21 business days after the rooming agreement term stays, provided that the contractual obligations have been met and mandatory cleaning and depreciation fees deducted.

Can I smoke inside? How about vaping?Smoking of any kind; is not permitted in the residence buildings, by residents and their guests.

Are kids allowed?As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.

Are service and emotional support animals allowed?Even though we love pets, a co-living environment does not allow us to be pet friendly. Our current or future guests might be allergic to pets.

Is it permissible to have visitors during the day/night?Due to the unique living environment at our premises, constant overnight guests are not allowed. You are able to have friends and family visit you. However, overnight guests overpopulate the apartment and are not permitted.

What are the quiet hours?On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.

Are the private bedrooms cleaned?Prior to moving in, your room is cleaned and you are provided with fresh linens. It is up to all roommates to keep their rooms and common areas clean.
