Booking Rules
In addition to booking via this platform, you would be required to sign an Ontario Residential Tenancy Act Lease prior to moving into one of our SoulRooms.

The standard Ontario lease can be accessed online in case you would like to refer to the same and a summary of general terms has been provided below -

1. The Tenant shall maintain contents insurance and liability insurance with a minimum coverage of
$1,000,000.00 and provide the Landlord a copy of the policy prior to the start date of the lease.
2. The Tenant acknowledges and agrees that the following chattels belonging to the Landlord are to
remain on the property for the Tenant’s use: refrigerator, oven, dishwasher, microwave, washer, and dryer.
3. The landlord provides cleaning supplies on a regular basis.
4. The Landlord shall have the property professionally cleaned prior to the start date of the lease.
5. The Tenant shall have the property professionally cleaned prior to the expiry or termination of the lease.
6. The tenant shall not make excessive ongoing noise in the premises disturbing the peace and sanctity of other residents inside the property as well as those who reside in the neighborhood.
7. The tenant is responsible for the cleanliness of the property and must clean up after themselves in
case of common use items.
8. The tenant must ensure that their actions do not compromise the utilization of the common
facilities for other residents of the property.
9. House rules have been attached to the schedule below and have also been prominently displayed
in the property. These rules must be adhered to at all times.
10. The Tenant shall abide by and comply with all rules, regulations, by-laws, and the declaration of
the condominium corporation.
11. The Tenant shall be responsible for any damage to the unit and/or chattels caused by the Tenant,
or any guest of the Tenant, either willful or accidental, with the exception of normal wear and tear.
12. The Tenant shall provide entry to the Landlord at reasonable hours to allow showings of the
property to prospective tenants or purchasers with at least 24 hours’ prior written notice.
13. The Tenant shall not paint or make any other structural changes to the property without the prior
written consent of the Landlord.
14. The Tenant shall not smoke or permit any guests to smoke inside the property or within 5 meters
from any entrance or exit of the property.
15. The tenant must be cognisant of the fact that co-living is founded on mutual respect and trust.
Failure to abide by the rules stated above in this schedule or
causing destruction to the property, neighborhood or residents in the facility may lead to
eviction after a fair formal written warning has been provided by the landlord.
