  • Key Deposit Policy
    General Terms

    Resident(s) will pay Liwinco a key deposit amount, specified on the booking transaction page. The key deposit is to secure the room, and cover the potential loss, excess cost, or damage to Lessor or the premises. Resident(s) may not, without Lessor's prior written consent, apply this key deposit to the last rent or to any other sum due under this Agreement. After Resident(s) have vacated the premises, returned keys, and provided Lessor with a forwarding address, Lessor will give Resident(s) an itemized written statement of the reasons for, and the dollar amount of, any of the key deposit retained by the Lessor, along with a check for any deposit balance.

    The key will be returned within 21 business days after the end date of the stay, provided that the contractual obligations have been met and the Resident(s) ceases the use of the unit in accordance with the Agreement. Other outstanding amounts (if there are any) may also be deducted from the key deposit before it is returned.

    As a policy, Liwinco prepares the rooms with fresh bed linens and deep cleaning before the move-in. Resident shall leave the room in the same condition as it is found, including the replacement of fresh bed linens and completion of deep move-out cleaning. The standard for cleanliness is the complete readiness of the room for the upcoming Resident. Should Resident fail to adhere to the obligation to leave the room in mint condition, a service charge of up to $150 could be added to the Resident's account, and Liwinco could secure this amount prior to the move-out from the premises, or before signing the contract.

    If, after booking the room, Resident(s) fails to take possession of the premises or vacates the premises before the term ends, the key deposit will not be returned under any conditions (except for the Covid-19 policy), and Resident(s) may still be liable for the balance of the rent for the remainder of the term and complying with other terms of the Lease Agreement (please refer cancellation and refund policy above).

    Lease extensions, whether with a written confirmation or signing a new contract, will be considered a new booking for the purpose of the application of the deposit return policy, and failure to undertake the confirmed extension will result in the forfeiture of the key deposit.

    Guests who booked for a future date and have already paid a deposit and placement fee, but decided to cancel or postpone their bookings or are exposed to a restriction might be allowed to carry forward their deposits as an in-house credit. This credit can be used for a future booking at a later date at any Harrington locations. The return of the rent payment will be issued in accordance with the general terms.

    Variable Terms

    - Currency symbol refers to USD Dollars (USD$) for US properties, Canadian Dollars (CAD$) for Canadian properties, and United Kingdom Pounds (GBP£). Accordingly, any reference to the ($) symbol will be replaced by the (£) symbol in the UK properties with the same numerical numbers.
  • You are allowed to move in earlier if the room is ready. You may get in contact with us the day before you move in to coordinate.
    If you wish to move out late, you are free to use our communal areas.
  • We do not check your credit history. The main factors to be accepted into our community are honesty, transparency, and the purpose of your trip.
  • It’s enough that you accept our Residents Terms.

  • Guests are allowed in the visiting area but NOT in the bedrooms. Strictly no guests overnight.
    Be aware that we can assume no liability for your guests or their possessions.
  • As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.
  • We do not accept pets.
    By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious:
    1. Is the dog a service animal required because of a disability? and
    2. What work or task has the dog been trained to perform?
    We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed.

  • Of course. If a room is released and you want to move in, you will have the opportunity to pay the rent difference. We may also charge an additional room cleaning fee.
  • Smoking is strictly prohibited in any part of the building. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly.
  • Yes. We will provide updated info once you have moved in.
  • On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.
  • It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.
  • Amenities
  • We recommend that you have renters insurance. Otherwise, the usual cost of your food, possessions, transit, etc., is your own.
    Storage lockers and parking are additional costs.
  • The common areas come fully furnished.
    Bedrooms are furnished with everything essential.
    You can add/remove any furniture (including the hanging of pictures) as long as the room is returned to its original condition at the end of your tenancy.
