Welcome to your next living space, designed for both comfort and convenience. Please review the following booking rules to ensure a smooth transition into our community:
After confirming the stay, you must sign a digital contract.
We formalize contracts on the first and last days of each month.
Room Occupancy:
● If you are interested in a room for couples, it must have a private bathroom, so in case you are interested, please contact us to send you the ones that are available for couples.
● Each individual must pay the membership fee.
Booking and Payments:
● Upon confirming a booking, the deposit, equivalent to one month's rent plus a membership fee of €250 per person, must be paid. This secures your reservation.
The membership fee covers:
- registration tax.
- stamp duty.
- administrative and management fees.
Utilities and Additional Charges:
● The monthly rent includes utility charges up to €50. Any consumption beyond this amount will be calculated based on actual usage and prorated accordingly. Detailed utility statements will be provided for transparency.
● Depending on the departure date, it may take up to 30-45 days to refund any unused portion of the utility deposit.
Note that you must pay an exit fee of €150, which covers:
- closing costs.
- stamp duty.
- administrative costs.
- room and common areas cleaning fees.
You may need to pay an extra fee for couples. Please contact us to check the final price.

Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.
