1. ACCESS TO THE LAND
The tenant does not have access to the yard or land of the building, unless it is stated in the lease that he has this right or with written authorization from the landlord. Unless specifically written, the tenant does not have exclusivity of the yard. Authorization is also required for any installation (swimming pool, shed, table, shelter, etc.) or development (vegetable garden, plantation, etc.), failing which they will be prohibited. No personal effects may be left on the grounds at any time. If the tenant is authorized to have an animal, it must be kept on a leash.

2. COMMERCIAL ACTIVITY
Any commercial activity that involves visits from customers or collaborators is prohibited, unless written authorization is obtained from the landlord and proof of insurance is presented. This prohibition also applies to the use of accommodation for childcare purposes and to any tourist accommodation activity, whether remunerated or not. The tenant is exposed to severe fines under the Act respecting tourist accommodation establishments, as well as the termination of his lease under the Civil Code of Quebec. 3. DISPLAY AND APPEARANCE

5. INSURANCE AND SECURITY
The tenant undertakes to have home insurance covering his civil liability at all times. He must provide, at the landlord's request, proof of insurance each time his lease is renewed.
The landlord is not responsible for loss, theft or damage caused to property belonging to the tenant or one of his guests, except those resulting from his fault or negligence. 6. GOOD USE OF THE PREMISES

The tenant must not throw or deposit waste, recyclable or compostable materials in the courtyard, in the alley, on the balcony or in the corridors of the building. Household waste must be deposited by the tenant in the places provided for this purpose and in appropriate containers.

13. INFRINGEMENT
The tenant who commits an offense under a municipal, provincial or building (or other) by-law undertakes to reimburse any fine received and to repair any damage suffered by the lessor.

14. DANGEROUS PRODUCTS AND HEAVY OBJECTS
The tenant cannot, without the written consent of the landlord, use, handle or keep in the accommodation a substance that constitutes or could constitute a fire or explosion risk and which could increase the landlord's insurance premiums. Without restricting the generality of the foregoing, the use of a coal, wood or other stove that uses flammable materials is only permitted outside the building and only at a minimum distance of 10 feet and it is absolutely prohibited on balconies. 15. SUBLEASE AND ASSIGNMENT OF LEASE

16. PARKING
The tenant who does not have a car is not entitled to parking. I. not to move furniture from common areas without authorization from the landlord;

20. RESPONSIBILITIES
A. The tenant must inform the building manager of any breakage, defect or poor workmanship that could affect the rented accommodation within five (5) days of taking possession of the premises. Failing this, the tenant is held responsible for any breakage, defect or poor workmanship noticed by the landlord during the duration or at the end of the contract. 21. PROHIBITIONS

It is also strictly prohibited:

Any tenant who does not respect one of the above clauses is subject to a procedure for terminating their lease.

22. GUEST(S)
Tenants who wish to welcome guests must respect the following rules:
A. the tenant can receive a maximum of 2 guests at a time inside the building;
B. only the tenant can let his guests in. In the event that the tenant is absent, the guest will have to leave the premises;
C. guests must be accompanied at all times by the tenant;
D. the tenant is responsible for the behavior of his guests in the building and on the grounds;
E. no guests may be accommodated in the building unless they are registered in the guest register;
F. the tenant can only accommodate one guest per night;
G. the landlord may refuse to allow a tenant to accommodate a guest for security reasons or if the number of guests registered in the register has reached the set limit;
H. a tenant cannot receive a sleeping guest more than two (2) times per week.
For legal and security purposes, the tenant wishing to add a second tenant to their accommodation can do so by informing the landlord and providing identification of the new tenant. No unidentified tenant may reside with the tenant, under penalty of immediate eviction.
