Our Garden Court townhomes offer a great environment and ideal living space for students and young professionals. The townhomes are situated in a location next to NAIT (The Northern Alberta Institute of Technology), Kingsway Mall and Edmonton’s new Metro Line LRT station, and just minutes of north of the downtown core. Garden Court also gives easy access the schools, shopping and grocery stores, as well as major transit routes.
This location provides an excellent commute to everything you need. Our residents can enjoy the green space surrounding Garden Court Townhomes and the fenced courtyard.
We proudly host students from neighbouring universities, including UofA, NAIT, Concordia, and MacEwan. We are your best flexible, comfortable, off-campus housing choice.

Will I have privacy?All guests have a bedroom within the home for more privacy. Guests are to share the furnished common areas respectfully. Each room is suitable for single occupancy and private.

Who are my roommates?We do the placements according to like-mindedness as much as we can. We will pick roomates for you, doing our best to match like minded individuals like students and young professionals.

Can I split the rent with my partner or a friend?Our rooms are single occupancy only. We may suggest our entire apartment options (one bedroom or studio) for couples, available at limited locations.

Can I check-in early? Late?For earlier check-ins (early arriving flights)
You can call / message the coordinator via WhatsApp and let them know your arrival time. You will be able to leave your luggage in the common area of the apartment and return later once your room is ready. -
Can I extend or shorten my stay?You need to provide a written request to extend your stay, preferably with a 30-day notice. Extensions are based on availability and we do our best to accommodate our guests.

Is there a Credit Score required?We ask for ID proof of guarantor for the verification process but we do not require any credit scores from international applicants and students.

When/how will you refund my security deposit?The deposit will be returned within 21 business days after the rooming agreement term stays, provided that the contractual obligations have been met and mandatory cleaning and depreciation fees deducted.

Can I smoke inside? How about vaping?Smoking of any kind; is not permitted in the residence buildings, by residents and their guests.

Are kids allowed?As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.

Are service and emotional support animals allowed?Even though we love pets, a co-living environment does not allow us to be pet friendly. Our current or future guests might be allergic to pets.

Is it permissible to have visitors during the day/night?Due to the unique living environment at our premises, constant overnight guests are not allowed. You are able to have friends and family visit you. However, overnight guests overpopulate the apartment and are not permitted.

What are the quiet hours?On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.

Are the private bedrooms cleaned?Prior to moving in, your room is cleaned and you are provided with fresh linens. It is up to all roommates to keep their rooms and common areas clean.
